Quick answer

There is no single national price. What you pay depends on the city, the micromarket inside it, which plan you take, how many seats you need, how long you commit for, and what the operator bundles into the rate. A hot desk in a suburban building and a managed office floor in a prime business district are different products separated by an order of magnitude, so an average of the two describes nothing you can actually book. What follows is how the number is built, so you can work out your own.

What each plan is priced per

Before comparing two quotes, check they are quoted in the same unit. They often are not.

Day pass or hot desk — per person per day, or as a flat month-to-month pass. The seat is not reserved, so the operator can resell it on days you do not come in, which is why it is the cheapest way in. More on single-day access.

Dedicated desk — per seat per month. The seat is yours alone and cannot be resold, so it always carries a premium over a hot desk at the same space. Hot desk vs dedicated desk.

Serviced office or private cabin — per seat per month for an enclosed room, typically for teams of roughly 1–50. You are paying for privacy and for the cabin being held whether every chair is filled or not.

Managed office — per seat per month on a longer commitment, for a space fitted out and run for your team. How this differs from coworking and serviced offices.

Meeting room — per hour, usually with some hours included in a desk plan and the rest billed as used.

Virtual office — per year or per month for a registered address and mail handling, with no desk at all. It is the lowest-cost line item here and is priced independently of any workspace plan. Virtual offices.

What actually moves the price

City, then micromarket. The gap between two areas of the same city is often wider than the gap between two cities. A seat in a central business district costs more than the same seat in a suburban office park a few kilometres away, and both sit under the same city name in any average.

The building itself. Grade of the building, metro and highway access, parking, and how new the fit-out is all price in. Two operators on the same road can quote very differently for the same plan.

Plan type and privacy. Cost per person rises with exclusivity: shared seat, reserved seat, enclosed cabin, fitted-out floor.

Commitment. Operators price flexibility. A single day carries the highest cost per person per day; month-to-month is lower; a managed office on a multi-year term is normally the lowest per seat, because the operator has revenue certainty and can amortise the fit-out. The cheaper per-seat rate is bought with lock-in and a notice period, so compare total cost over the period you actually need.

Seat count. Larger requirements are usually negotiated rather than taken off a rate card, which is why bigger teams see a quote and not a price.

What is bundled. Internet, power backup, housekeeping, pantry, reception and a block of meeting-room hours are normally inside the seat rate. Parking, printing, extra meeting-room hours, storage, events space and after-hours access often are not. Two identical-looking rates can differ materially once you list what each includes.

What sits on top of the headline rate

GST at 18%. Coworking and shared office supply is treated as renting of non-residential immovable property under SAC 997212 and is taxed at 18% — levied as 9% CGST plus 9% SGST on an intra-state supply. It applies to the whole invoice value, including the services bundled into the seat rate. Quoted rates are usually shown before tax, so read every rate as the rate plus 18%. If your business is GST-registered this is normally available as input tax credit; check with your accountant.

Security deposit. Refundable, and usually expressed as a number of months of rent rather than a fixed sum. It scales with the plan and the commitment, and it is the largest cash item at the start.

Usage beyond the plan. Meeting-room hours past the included block, printing, parking bays, additional access cards, storage and after-hours or weekend access are commonly billed on top.

One-off setup and paperwork. Onboarding or fit-out charges on larger deals, and documentation fees where an operator prepares the NOC, rental agreement and utility bill needed for a virtual office GST registration.

Ask for all four in writing alongside the seat rate before you sign. A quote that covers only the rate is an incomplete quote.

Why we do not publish a national average

We could put a rupee figure at the top of this page. Most sites do. We do not, because prices vary by an order of magnitude across plan types and across micromarkets in the same city — so a national average is a number that describes no space anyone can book, and quoting it would make this page feel more confident while making it less true.

Start from the three things that decide the price — plan, micromarket and commitment — then look at live spaces rather than averages. Search spaces and filter by city and plan type to see what is quoted where, with each price labelled operator-confirmed or shown as a band.
