If you operate a coworking space, managed office, business centre or virtual office in India, you can list it on 78Flex yourself — you create a brand account, work through a seven-step onboarding wizard, and submit your spaces for review. Listing is free during alpha. 78Flex earns a commission from the operator only on confirmed bookings, so there is no listing fee, no subscription and no charge for enquiries.

Start at the operator signup form. That form, and the console behind it, are interactive surfaces rather than documents — this page is the explanation, and it is the one we keep current.

78Flex lists flexible workspace anywhere in India. You are the right fit if you control the inventory — you are the operator, the landlord running the space, or the business centre managing it. We are not a broker network: we do not want the same space listed five times by five intermediaries, because a marketplace where nobody owns the data is exactly the problem we exist to fix.

The four workspace plan types you can publish are hot desk, dedicated desk, private cabin and meeting room. Virtual office plans have their own section of the operator console. The difference between hot desks and dedicated desks and between coworking and a managed office are set out on their own pages, in the same words we use in the product.

Small independent operators are explicitly welcome. A single-floor space in Indiranagar or Netaji Subhash Place is exactly as listable as a national chain, and it is ranked on the same signals.

Signup itself asks for four things: your brand name, your name, a work email and a password. That creates the brand account and drops you straight into onboarding. The wizard has seven steps, in this order:

1. Business — your legal entity and operating details.
2. KYC — PAN and GST details for the operating entity. This is what lets us show your space as operator-confirmed rather than unverified.
3. Listing — the space itself: address, plan types, capacity, amenities.
4. Photos — your own images of the space, which replace the public photography we otherwise have to fall back on.
5. Pricing — your real prices per plan. These replace our algorithmic estimate with a confirmed number.
6. Bank — the account payouts settle into.
7. Submit — the listing comes to us for review before it appears in search.

You do not have to finish in one sitting, and you can add further spaces to the same brand afterwards from the operator console.

This is the part that matters most, and it is the reason listing is worth your time. On 78Flex every space sits in one of two clearly marked states. It is either operator-confirmed — you confirmed the space, its plans and its terms — or publicly sourced and unverified, drawn from public listings we have not been able to confirm with anybody.

Unverified spaces carry an explicit label and an algorithmic price band rather than a price. Confirmed spaces carry your prices, your photos, your availability and an operator-confirmed badge. We never dress one up as the other, and we say plainly when we have no confirmed data for a city. The full methodology is published as the 78Flex Verification Standard.

So the practical effect of listing is that your space stops being described by whatever a public directory happens to say about it, and starts being described by you.

78Flex earns a commission from the operator on confirmed bookings. Commercial terms are negotiated per operator. There is no listing fee, no subscription, and no pay-per-lead charge — if no booking is confirmed, we are not paid.

The person searching is never charged a search or brokerage fee. Searching, comparing and enquiring are free for them, which is what lets us be straight with them about which data is confirmed and which is not.

During alpha, founding operators also receive the demand briefs — what people are actually searching for in their micromarket — free.

Stated plainly, because you should know what you would be joining: 78Flex is pre-launch. Search, RAMA and enquiry are live and free to use, and most spaces currently surfaced in search are drawn from public sources and labelled unverified, with estimated price bands rather than confirmed prices. We are building the first operator-confirmed inventory now.

We publish that rather than implying a partner network we do not yet have. If you are weighing this up, the honest version is: you would be early, the listing costs you nothing, and the founding operators are the ones whose confirmed data the rest of the marketplace gets built around.

Claiming it through operator signup replaces all of that with your own prices, photos and availability, and moves it to operator-confirmed. If you would rather it came down, email support@78flex.ai and we will remove it.
