78Flex is an AI-native marketplace for flexible commercial workspace in India. You can search co-working desks, serviced and managed offices, meeting rooms, day passes and virtual offices, compare them honestly, and enquire or book — without a broker calling you first. It is operated by Kinetic Blume India Private Limited, a company registered in Delhi. “78Flex” is the brand; Kinetic Blume India Private Limited is the legal entity behind it.

78Flex is a product of Kinetic Blume India Private Limited, an Indian private limited company with its registered office in Delhi. We publish the registration identifiers so that anyone — a customer, an operator, or a search engine — can check that there is a real, registered company on the other side of the website:

That list is short on purpose. It is everything about the entity that can be independently verified, and nothing that cannot.

78Flex was founded by Hitesh Sahni, Rohit Chopra and Lohith Rampalli. The company is privately held. We do not publish headcount, funding or revenue figures, because we would rather say nothing than say something we cannot stand behind.

Flexible workspace is not one product, and most of the confusion in this market comes from treating it as if it were. 78Flex covers the whole range:

• Hot desks and dedicated desks — a seat in the shared area, either first-come or reserved for you. The difference explained.
• Serviced and managed offices — private, enclosed space for a team, on a commitment rather than a lease. Co-working vs managed vs serviced.

Workspace is searchable anywhere in India. Operator-confirmed inventory — where the operator has confirmed price and availability directly with us — is concentrated in eleven launch cities: Bengaluru, Mumbai, Delhi NCR, Gurugram, Noida, Hyderabad, Chennai, Kolkata, Ahmedabad, Lucknow and Kochi.

Outside those cities you will still find spaces, but they are drawn from public sources and labelled as unverified. We show you the label rather than quietly blurring the two, because the difference changes how much you should trust the price on the card.

The thing we are most deliberate about is admitting what we do not know. Every space is marked either operator-confirmed or publicly sourced. Where we do not hold confirmed pricing we show a band instead of a precise figure, and where we hold nothing at all for a city we say so outright rather than filling the gap with an estimate.

We have written that down as a published methodology — the 78Flex Verification Standard — so you can hold us to it rather than take it on trust. A confident-looking number you cannot check is worth less than an honest range you can.

Searching, comparing and enquiring is free for the person looking for space. We are paid by the operator: 78Flex earns a commission on confirmed bookings, and commercial terms are negotiated per operator. There is no search fee and no brokerage charge to you for using the marketplace.

Worth stating plainly, because it explains the incentive behind everything above: we are paid when a booking actually works out, not when you fill in a form. That is why there is no cold-call funnel here.

Most people will still arrive through a browser. But an increasing number arrive through an assistant, so 78Flex exposes its search and booking surface to other AI systems over the Model Context Protocol (MCP). An agent can discover spaces, pull details, analyse a local market, and prepare a booking on a user’s behalf.

The machine-readable descriptions of that surface live at /.well-known/agents.json and /llms.txt. We hold those to the same standard as the rest of the site: every link in them resolves, and nothing is listed that does not exist.
