HITEC City is the centre of Hyderabad’s technology corridor: large campuses, modern towers, and the strongest concentration of tech employers in the city. It is the default choice for most teams, and for once the default is also the deepest market.

What 59 actually means

Our search returns a maximum of 60 results, so 59 is effectively the ceiling. The honest reading is not “fifty-nine workspaces exist” but “we could not see the end of the market from here”. There are almost certainly more.

Practically, that gives you the strongest negotiating position of anywhere we measured. When walking away is credible, terms improve before rates do — notice periods, expansion rights, what is bundled. Use it.

Hyderabad is dense but not spread out

Bengaluru has nine localities above fifty, scattered right across the city, which means you can choose an area on commute alone. Hyderabad is the runner-up on depth and behaves completely differently: HITEC City 59, Gachibowli 59, Kukatpally 56, Kondapur 54, Madhapur 53 — and all of them are in the west, within a few kilometres of each other.

So the choice here is not really between areas of the city. It is between adjacent pockets of one corridor, and the deciding factors are which side of the corridor your team lives on and how bad their particular stretch of road is at nine in the morning.

HITEC City, Madhapur or Gachibowli

The names blur and get used loosely. HITEC City and Madhapur run into each other and are often quoted interchangeably in listings, though we counted them separately at 59 and 53. Gachibowli, just south-west, is newer, has the Financial District and wider roads, and suits larger teams and more corporate settings.

The metro serves this corridor, which is a genuine advantage over Bengaluru’s equivalent areas, but the corridor is large. Confirm the nearest station rather than trusting the district name.

Worth a look if you are:

• Almost any technology team in Hyderabad
• Companies that want maximum choice and negotiating leverage
• Teams whose people live in the western suburbs
• Requirements for modern, purpose-built stock

Probably look elsewhere if you need:

• Teams living centrally or east — Begumpet is better placed
• Businesses wanting a quieter, design-led setting — try Banjara Hills
• Anyone who dislikes a corporate campus environment

Density tells you how much choice you have. It says nothing about whether any given space is good — that still takes a visit.

Which name the listing is actually using — HITEC City, Madhapur and Gachibowli get used interchangeably. Confirm the actual location.

Nearest metro station, measured — The corridor is served but it is large. Walk it rather than assuming.

Your team’s specific road at peak — The areas are close together; the roads between them are not equally bad. Test the real one.

Use your leverage — With this much supply, push on notice period and expansion terms, not only on the rate.
