Sector 62 is Noida’s established IT and corporate cluster, sitting at the Ghaziabad end of the city with its own Blue Line station. It is where most technology teams look first, and in Noida that instinct happens to be right.
We counted 46 workspaces here on 7 August 2026, against 3 in Sector 18 — the sector most people think of as Noida’s commercial centre.

Working in Sector 62
Noida has the sharpest supply cliff we measured
Across our run of 107 localities the median came in around 35 workspaces, and most cities fall away gradually from their deepest area to their thinnest. Noida does not. Greater Noida returned 54, Sector 63 returned 51 and Sector 62 returned 46 — and then Sector 18, the retail and dining heart of the city, returned 3. Sector 132 returned 5 and Sector 135 returned 6.
Those sectors are a short drive apart. Nowhere else in the eleven cities did we find a real market and effectively no market sitting that close together. The practical consequence is that in Noida the area you pick does not merely change your options — in several sectors it removes them. If you have set your heart on Sector 18 because that is where you eat lunch, you are choosing between two or three spaces and whatever price they feel like quoting.
Sector 62 and Sector 63 are one market, not two
The two sectors run into each other along the eastern edge of the city, and the Blue Line terminus — Noida Electronic City — sits on the boundary between them. Between them we counted 97 workspaces. Listings use the two sector numbers loosely, so a space advertised in one may well be a five-minute walk into the other.
The difference is stock rather than supply. Sector 62 is the older corporate address, with business parks and larger institutional buildings. Sector 63 began as an industrial pocket and converted, which tends to mean plainer buildings, smaller operators and more competitive rates. If the headline number matters more than the lobby, it is worth searching both sector numbers before you decide.
Position, and what it costs you
Sector 62 sits at the Ghaziabad border and at the far end of the Blue Line, which makes it genuinely easy to reach from east Delhi, Vaishali and Indirapuram, and a long journey from Gurugram. A team split across Noida and Gurugram will feel that every day; a team living in the eastern suburbs will barely commute at all.
Registration is the other thing to settle early. Noida is in Uttar Pradesh, not Delhi, so an address here means a Uttar Pradesh GST registration — normal, but worth confirming with your accountant before you sign. Who it suits
Worth a look if you are:

- People commuting from east Delhi, Vaishali, Indirapuram or Ghaziabad
- Teams who want NCR rates without Gurugram pricing
- Anyone who wants a metro station inside the sector rather than near it

- Anyone wanting the newest Grade-A towers — the Expressway sectors are newer
What to check before you sign
Density tells you how much choice you have. It says nothing about whether any given space is good — that still takes a visit.
Which sector the address is really in — Sector 62 and 63 listings get used interchangeably. Confirm the actual building before you commit.
The walk from the station, measured — Sector 62 and Noida Electronic City both serve this area, but the sector is large. Walk it once.
Power backup, and whether it runs the air conditioning — Ask specifically. Backup that keeps the lights on but not the cooling is not backup in May.
Your GST state — An address here registers you in Uttar Pradesh. Confirm that works for you before signing.
