HSR Layout used to be described as the place people went when Koramangala got too expensive or too loud. That is out of date. It has a founder community of its own now, and on supply it is not the junior partner.

Our search returns a maximum of 60, so any figure from 50 to 59 should be read as “dense” rather than as an exact census. These are point-in-time counts and markets move. The comparison everyone actually makes

Almost nobody chooses HSR Layout in isolation. They choose it against Koramangala, and on the numbers there is nothing to separate them — 56 against 55, which is inside the noise of our method.

So the decision is about the working day. Koramangala buys adjacency: investors, other founders, the density that makes a chance meeting likely. HSR buys quiet: shorter queues, easier parking, a calmer street, and a commute that does not involve fighting into the busiest few junctions in south Bengaluru twice a day.

If you are raising or hiring hard, the adjacency is worth real money and you should pay for Koramangala. If you are heads-down building something, HSR gives you the same choice of space and a better day.

Sectors, not blocks

HSR is addressed by sector rather than block, and they are not equivalent. The commercial concentration sits around Sector 1 and Sector 2 near 27th Main and the 100 Feet Road stretch; Sector 6 and 7 are more residential and quieter again. A space in one sector can be a fifteen-minute drive from a space in another.

As with Koramangala’s blocks, a listing that says only “HSR Layout” is under-specifying. Ask for the sector.

The transport reality

There is no metro station in HSR. In that respect it is exactly like Koramangala, so it is not a differentiator between the two — but it does matter when comparing either against Indiranagar or Whitefield, both of which are on the network.

What HSR does have is easier access to Outer Ring Road and the southern corridors, which makes it noticeably better than Koramangala for anyone who regularly drives to Bellandur, Sarjapur Road or Electronic City.

Worth a look if you are:

• Teams heads-down building rather than fundraising
• People who already live in south or south-east Bengaluru
• Anyone who regularly drives to ORR, Bellandur or Sarjapur Road
• Teams who found Koramangala too loud or too congested

Probably look elsewhere if you need:

• Companies raising now — Koramangala’s adjacency is worth the noise
• Teams that commute by metro — there is no station here
• Anyone needing large contiguous floor plates

Density tells you how much choice you have. It says nothing about whether any given space is good — that still takes a visit.

Which sector — HSR spans sectors that are a long drive apart. Sector 1 and 2 are the commercial core.

Access to ORR at peak — One of the real advantages here, but it varies street by street. Test it at 9am.

Parking allocation — Easier than Koramangala, which is a reason people move — confirm how many spaces you actually get.

Power backup and its load — Much of HSR’s stock is converted residential. Ask what runs on backup, not just whether it exists.
