The network is the product

On supply alone there is no argument for Koramangala over its neighbours. Indiranagar returned 56, HSR Layout 56. If choice were the only criterion you would pick on commute and stop reading.

What Koramangala sells is adjacency. Investor meetings happen within walking distance. Candidates already come here for other interviews. The cafés function as a second office. For a company raising money or hiring quickly in its first two years, that is a real operating advantage and it is the only thing on this page worth paying a premium for.

For a company that does neither — profitable, hiring slowly, no fundraise planned — you are paying for a network you will not use. HSR Layout is fifteen minutes away with the same depth of supply and a calmer working day.

The blocks are not interchangeable

Koramangala is addressed by block, and they behave differently. The stretch around 5th and 6th Block, near Sony World and 80 Feet Road, is the commercial core and where most flexible workspace sits. 4th Block is quieter and more residential. 1st and 7th Block sit further from the centre of gravity and can mean a fifteen-minute walk to the places people actually mean when they say “let’s meet in Koramangala”.

A listing that says only “Koramangala” is not telling you enough. Ask for the block before you shortlist.

The traffic is the real cost

Getting into and out of Koramangala at peak hours is the standing complaint, and it is worse than the map suggests because the approaches are few. There is no metro station in the area, so the commute is a car or two-wheeler decision for almost everyone.

If a meaningful part of your team lives north or east, that cost lands on them daily. Indiranagar is on the Purple Line and Whitefield is now connected too — worth pricing that against the network benefit before committing to a year.

Worth a look if you are:

• Early-stage teams raising or about to raise
• Companies hiring quickly, where candidate flow matters
• Founders who take several external meetings a week
• Teams whose people already live south

Probably look elsewhere if you need:

• Teams that commute by metro — there is no station here
• Anyone who values a quiet working day over adjacency
• Cost-led searches — HSR Layout offers similar depth for less noise

Density tells you how much choice you have. It says nothing about whether any given space is good — that still takes a visit.

Which block — "Koramangala" spans a long walk. Ask for the block and check it against where your meetings actually happen.

How your team will get there — No metro. Map the real door-to-door for three or four people before signing.

Parking, and how much of it — Frequently the binding constraint here, and often quoted separately from the desk rate.

Meeting-room availability at peak — Dense buildings full of startups means rooms get booked out. Ask what the actual availability looks like at 11am on a Tuesday.
