Coworking spaces on Golf Course Road

Golf Course Road runs south from Cyber City through the DLF phases: a corridor of newer towers, on the Rapid Metro, surrounded by the housing where a lot of Gurugram’s senior people live.

It is also the deepest flexible-workspace market in the city. We counted 56 workspaces here on 7 August 2026, against 15 in Cyber City a few minutes up the same road.

Why it beats the address everyone names

Cyber City has more office space than Golf Course Road. It has far less of the kind you can take six desks in. Most of Cyber City is committed to large conventional leases — whole floors, multi-year terms — which is a different product from flexible inventory.

The practical consequence is negotiating leverage. With fifty-six options on one road, walking away is credible and operators know it. With fifteen, it is not. That difference usually shows up in the terms long before it shows up in the headline rate.

You are also not trading down on address. Golf Course Road is a recognised Gurugram business location with newer stock than much of the city and direct metro access. This is a sideways move that buys you three or four times the choice.

Which stretch, and why it matters

“Golf Course Road” covers several kilometres through the DLF phases, and the Rapid Metro runs along it rather than to every part of it. A building near a station is a genuinely different commute from one a kilometre south of one, particularly in summer.

Further south the road becomes Golf Course Extension, which we counted separately at 54. The stock there is newer again and typically cheaper, but metro access falls away sharply — assume your team drives. If budget matters more than transit, look there. If people arrive by metro, stay on the main road.

The alternative most people skip

Udyog Vihar returned 50. It is the older industrial estate on the Delhi border, the buildings are plainer, and rates are among the most competitive in Gurugram. For a team living in south Delhi it is frequently the shortest commute of anything in this comparison. It is worth a visit before you commit to a Golf Course Road rate, if the address is not doing work for you.

Worth a look if you are:

• Teams who want depth of choice and room to negotiate
• Companies whose people arrive on the Rapid Metro
• Consultancies, funds and scale-ups needing a credible address
• Anyone who has been quoted a Cyber City rate and wants a comparison

Probably look elsewhere if you need:

• Cost-led searches — Udyog Vihar is materially cheaper for similar function
• Teams living in south Delhi, who should look at Udyog Vihar first
• Requirements for very large single floor plates

Density tells you how much choice you have. It says nothing about whether any given space is good — that still takes a visit.

Distance to the nearest Rapid Metro station — The road is long and the stations are not evenly spaced. Walk it once before you decide.

Which DLF phase — Building age and quality vary a lot along the corridor. The phase tells you more than the road name.

Whether the operator also has a Cyber City site — Many do. Same fit-out, different rate — ask directly and compare.

Power backup and its actual load — Ask what runs on backup and for how long, not just whether backup exists.
