Mumbai’s centre of gravity is not where the skyline is

Nariman Point returned 10. Andheri East returned 58. That is the starkest gap we measured anywhere in India, and it says something specific about Mumbai: the flexible-workspace market moved north with the workforce and never went back.

South Mumbai still holds prestige, banking and the addresses that appear on letterheads. It does not hold the desks. If you are looking for six or twenty of them and you started your search in Fort or at Nariman Point, you have been shopping in the thinnest part of the city.

The airport is the underrated argument

Andheri East wraps around the airport, and for any team that travels regularly — sales, consulting, anyone with clients in Delhi or Bengaluru — that is worth real hours every month. A morning flight stops meaning a 4am departure.

It is also the reason the area attracts a particular mix: services businesses, media production around the studio belt, and back-office operations that want good transport without paying for a view.

What you are accepting

Andheri East is not attractive and does not pretend to be. It grew as an industrial and MIDC area, and much of the stock reflects that — functional buildings, some of them converted, on roads that were not designed for the volume they now carry.

The Andheri–Kurla Road at peak is the specific and well-earned complaint. Being on the western line helps enormously if your team uses it; if they drive, test the actual journey before you sign, because the map understates it badly.

Worth a look if you are:

• Teams drawn from across the western suburbs
• Anyone who flies frequently
• Services, media and back-office operations
• Cost-conscious searches that still need depth of choice

Probably look elsewhere if you need:

• Teams living in south Mumbai — the commute reverses the logic
• Client-facing work where a south Mumbai or BKC address is expected
• Anyone who values the surroundings as much as the space

Density tells you how much choice you have. It says nothing about whether any given space is good — that still takes a visit.

Distance to Andheri station, on foot — The western line is most of the value here. A building fifteen minutes from the station is a different product.

Which side of the Andheri–Kurla Road — Crossing it at peak can add twenty minutes to a walk that looks trivial on a map.

The real drive time, tested — If your team drives, do the journey at 9.30am on a weekday before committing.

Building type and conversion quality — Industrial-origin stock varies widely. Photographs are less reliable here than in newer districts.
