Where to look in Mumbai
These are the micromarkets most flexible-workspace demand in Mumbai concentrates around, and who each tends to suit.
Bandra Kurla Complex (BKC) — Mumbai’s purpose-built financial district and its most prestigious business address. Banks, funds and multinationals cluster here, and pricing reflects it. Choose it when client-facing credibility is worth the premium.
Lower Parel & Worli — The old mill district turned corporate corridor. Dense with media, consulting and larger startups, well placed between town and the suburbs, and served by both the local rail and the metro.
Andheri East & SEEPZ — The suburban workhorse. The widest supply at the most reasonable rates, close to the airport and the western line, which makes it the practical default for teams drawn from across the suburbs.
Powai — A self-contained tech and startup pocket around the lake and IIT Bombay. Popular with product teams that want a campus feel; the trade-off is that it is awkward to reach from the western suburbs at peak hours.
Goregaon & Malad — Further north on the western line, with newer buildings and noticeably lower rates than Andheri. Sensible if your team lives in the northern suburbs.
Navi Mumbai (Vashi, Belapur, Airoli) — The best value in the metropolitan region by some distance, with modern buildings and far easier parking. Worth serious consideration if a meaningful share of your team lives across the creek.

During the monsoon, check the building’s history of waterlogging and its power backup honestly. And confirm the lock-in and notice period before you commit to a premium address.
