OMR (Old Mahabalipuram Road) — The IT expressway and the largest concentration of technology employment in the city, running south past Perungudi, Thoraipakkam and Sholinganallur. The deepest supply, and the most traffic.
Guindy & Ekkatuthangal — A well-connected commercial hub with both metro and suburban rail, sitting between the centre and the start of the IT corridor. A strong compromise for a team drawn from across the city.
Nungambakkam & Egmore — Central Chennai’s traditional business district, with established addresses and good rail access. Popular with consultancies, law firms and agencies.
Anna Nagar — A large residential district in the north-west with metro access and a growing set of smaller workspaces. Convenient if your team lives on that side of the city.
T. Nagar & Teynampet — Dense, central and extremely well connected, though busy and short on parking. Suits smaller teams that value being in the middle of everything.
Porur & Mount Poonamallee Road — The western corridor, with newer buildings and better rates than OMR. Worth a look if your team lives west and you want to avoid the OMR commute entirely.

What makes Chennai different
Two local realities matter more here than the brochure. The first is OMR traffic: the corridor is long and load-bearing, so being ten kilometres further down it can add a great deal to a daily commute — ask where on OMR, not just whether. The second is the north-east monsoon. Chennai floods, and a building’s drainage, ground-floor exposure and backup power are worth asking about directly rather than discovering in November.

What to check before you sign
Ask about monsoon performance and power backup explicitly, including whether the backup covers air conditioning. If you are looking at OMR, check the exact stretch and travel it at peak hour. Confirm metro or suburban rail access for the share of your team that uses it, and check what the rate includes along with the lock-in and notice period.

Is OMR a good place for an office?
It has the largest concentration of technology employment and the widest choice of workspace in Chennai, which makes it a natural default for tech teams. The caveat is traffic: the corridor is long, so ask exactly where on OMR a space sits and travel the route at peak hour before deciding.
Can I use a Chennai coworking address for GST registration?
