Connaught Place is the most recognisable business address in Delhi and the easiest place in the city for a distributed team to gather. Rajiv Chowk sits underneath it, where the Blue and Yellow lines cross, which means almost anyone in Delhi NCR can reach it without changing more than once.

We counted 35 workspaces here on 7 August 2026. That is a real market — but Netaji Subhash Place returned 51 and Okhla 44.

Our search returns a maximum of 60, so any figure from 50 to 59 should be read as “dense” rather than as an exact census. These are point-in-time counts and markets move. Connectivity is the product

Most localities are chosen on where a team already lives. Connaught Place is the exception: it is chosen when the team lives everywhere. If your people are spread across Gurugram, Noida, south Delhi and the north, CP is the one address that is roughly equally inconvenient for all of them, which in practice makes it the most convenient.

That is a narrow but genuine use case, and no amount of supply elsewhere replaces it. Netaji Subhash Place has half again as many workspaces and is on the network too, but it is not an interchange, and it is not somewhere a client from Gurugram will happily travel to.

What the heritage costs you

CP’s circular blocks are protected colonial-era buildings, which constrains what an operator can do inside them. Expect smaller floor plates, older services, and lifts and washrooms that were not designed for current occupancy. Some of the conversions are beautiful. None of them can be rebuilt.

Parking is the other well-known cost, and it is worse than most people expect. If a meaningful part of your team drives, CP is an expensive place to make them do it, and that alone pushes many teams towards Netaji Subhash Place or Okhla.

Inner, middle or outer circle

The blocks are lettered and arranged in three concentric circles, and the difference is real: inner circle addresses carry the most weight and the least space; outer circle and the radial roads are where more of the larger flexible workspace sits. Barakhamba Road and Kasturba Gandhi Marg just outside the circles are often where teams end up when they wanted CP but needed a floor plate.

Worth a look if you are:

• Teams spread across the whole of Delhi NCR
• Client-facing work where visitors travel from several directions
• Anyone whose team commutes by metro
• Small teams who value the address

Probably look elsewhere if you need:

• Teams who mostly drive — parking is the standing complaint
• Larger floor plate requirements — heritage buildings constrain this
• Cost-led searches — Netaji Subhash Place has more supply

Density tells you how much choice you have. It says nothing about whether any given space is good — that still takes a visit.

Which circle, and which block — Inner, middle and outer are genuinely different products at different rates.

Parking, and what it really costs — The most common unpleasant surprise in CP. Get it in writing before you sign.

Lift and washroom capacity — Heritage buildings were not designed for current densities. Visit at 11am, not at 4pm.

Air conditioning and power in summer — Older services under heavy load. Ask what happened last May, specifically.
