Connaught Place returned 35. Aerocity, which sounds as though it should be full of offices, returned 9. NSP returned 51.
The reason is unromantic: NSP and neighbouring Pitampura are a purpose-built commercial district with newer buildings and no heritage constraints. Operators can take whole floors and fit them out properly. In CP they are working inside protected colonial-era stock that cannot be altered much and was never designed for the densities flexible workspace assumes.
If your search has started and stopped at central Delhi, you have been looking at the thinner half of the market.
It is an interchange, which matters more than it sounds
Netaji Subhash Place sits where the Red Line and the Pink Line meet. That single fact is what makes the area workable for a distributed team rather than only for people who live nearby: the Pink Line is the ring route, so a surprising number of Delhi neighbourhoods reach NSP with one change rather than two.
It is not Rajiv Chowk — nowhere is — but the gap is smaller than the reputations of the two areas suggest, and the difference in what you pay is not small at all.
Who is already here
The catchment is north and west Delhi: Pitampura, Rohini, Punjabi Bagh, Ashok Vihar. For teams whose people live in those neighbourhoods, NSP turns a cross-city commute into a local one, and that is usually worth more to them than a south Delhi postcode is to you.
Where it does not work is client-facing businesses whose clients are in south Delhi or Gurugram. Asking someone to come north-west is a real ask, and no amount of supply changes that.
Who it suits
Worth a look if you are:
- Teams whose people live in north or west Delhi
- Cost-led searches that still need metro access
- Anyone who wants choice and room to negotiate
- Businesses that rarely receive client visits
Probably look elsewhere if you need:
- Client-facing work where clients come from south Delhi or Gurugram
- Teams living south — the cross-city commute is the whole cost
- Anyone who needs a recognisable address for hiring
What to check before you sign
Density tells you how much choice you have. It says nothing about whether any given space is good — that still takes a visit.
Walking distance to the interchange — The area spreads well beyond the station. The metro advantage only applies if you are close to it.
NSP or Pitampura — They run together and get used interchangeably, but the walk between them is real.
Building age and services — Newer than central Delhi, but the district has grown in phases. Ask when the building was completed.
Where your clients actually come from — This is the question that decides whether the saving is real or false economy.
