Gurugram, by the numbers: where the flexible desks actually are
Ask anyone where to find an office in Gurugram and they will say Cyber City. It is the address on the pitch deck, the one clients recognise, the one with the Rapid Metro stop and the food court everyone has been to.
We counted. Cyber City returned 15 workspaces. Golf Course Road, a few minutes down the same road, returned 56.

The six numbers

The name everyone reaches for has roughly a quarter of the flexible supply of the road beside it.
Why Cyber City is thin, and why that is not a criticism
Cyber City is not empty. It is one of the densest concentrations of corporate office space in north India. But most of that space is committed to large conventional leases — whole floors taken by companies on multi-year terms — rather than to flexible inventory you can take six desks in next month.
That distinction is invisible from the outside and it is the entire point. If you want six floors, Cyber City is exactly where you should look. If you want six desks, you are shopping in the thinnest part of the city and paying a premium for the postcode while you do it.
What the deep roads actually give you
Golf Course Road at 56 is the deepest flexible market in the city. It runs south from Cyber City, it is on the Rapid Metro, and the buildings are newer than most of what you will see elsewhere. You are not trading down on address; you are trading sideways and getting three or four times the options.
Golf Course Extension at 54 is the newer southern stretch. Rates typically sit below the main Golf Course Road and the stock is modern. The trade is transport: road access is good, metro access is not, so assume most of your team drives.
Udyog Vihar at 50 is the surprise on this list for anyone who has not looked recently. It is the older industrial estate on the Delhi border, the buildings are plainer, and the rates are among the most competitive in the city. For a team living in south Delhi it is frequently the shortest commute of anything here.
Sohna Road at 40 is the balanced middle — decent buildings, sensible rates, convenient if your team lives in south Gurugram.
Manesar, and what a 1 means
Manesar returned a single workspace. That is worth knowing before you spend a week searching rather than after.
A locality with one option is not a market. There is nothing to compare against, no competitive pressure on the rate, and no fallback if the viewing goes badly. You will be quoted a number and your only real choice will be to accept it or start again somewhere else.
The fix is usually geographic rather than tactical. Widening the search by a few kilometres, in Gurugram, moves you from one option to fifty.
What we would do with this
- Search the road, not the landmark. Golf Course Road, Golf Course Extension and Udyog Vihar between them returned 160 workspaces. Cyber City returned 15. Starting at the famous address means seeing a tenth of the market.
- Use density as negotiating leverage. In a locality with two options you have none. In one with fifty, walking away is credible — and the operator knows it.
- Density is not quality. Fifty workspaces means more choice and more competition on price. It says nothing about whether any of them are any good. Gurugram in particular has an unusually wide spread in building quality, so two spaces at very different rates can sit a short drive apart. That still takes a visit.
Method, and its limits
One query per locality, run on 7 August 2026, counting distinct workspace results. Our search returns a maximum of 60 results, so any locality showing 50 to 59 should be read as “dense” rather than as an exact census — Golf Course Road may well have more than the number we recorded.
The locality list is our own judgement about which parts of Gurugram matter, so it is not exhaustive. And these are point-in-time counts. Markets move, and we will re-run this and publish the change, including if the change is unflattering.
We publish the limits because a number without its method is just marketing.
